MY REVIEW: A friend made reservations for a birthday gathering and chose this location since it was central to all the people she had invited. My friend called one and a half hours before we gathered and she was told that it would not be a problem to honor her reservation by the person answering the phone. We arrived a little early and waited for the main party to arrive. When the friend and her party arrived five minutes before their reservation was due to be honored they were told there would be a thirty minute wait. The friend asked to see the manager.The manager listened to the problem and the friend was told reservations were to be made twenty-four hours in advance. Did the person answering the phone not know this? The manager made no attempt to solve the problem my friend told her what she was told over the phone.Her lack of concern incensed my friend's son, so he went to look in a room that was occupied by four or five people and there were enough tables there to accomodate our large party. He told the staff at the door this and the excuse was we do not have enough wait staff back there. After awhile we were seated and the waitress was great. The food was overpriced and average-nothing to rave about. My food was greasy. I will not be going back here for any reason and my friend will not be returning. It was the manager's attitude that bothered us. The place was crowded and she was not concerned that fifteen people had to wait because the person who answered the phone gave my friend the wrong information about reservations. I have been to restaurants where mistakes were made or the food was not up to par. The managers made every effort to correct problems. This manager did not.

MY REVIEW: No strong points. The fajita samples we received were 100% better than the actual ones we ordered which were ridiculously small for $19.95 for one person. The queso appetizer was tiny for $6.95 and the carnita tacos were dry, no seasoning, and filled with shredded lettuce to camoflauge the fact that there was too little meat.

The waitress took 40 minutes to come back to our table while I watched her "pack up left overs" at the table behind us for a good 40 minutes. When she finally came over to us, she could tell I was perturbed and then asked me to "smile" and commented on how things were finally "slowing down". I told her that for us, it had "slowed" down 40 minutes ago. We finally ate around 10:00. Never going back.

MY REVIEW: Our second visit in the last 6 months. Service was terrible - AGAIN!!! Very sorry we gave them a second chance. Food was okay, but server had the most "don't care" attitude I have ever experienced. What's really odd is that, as the meal went on, we remembered that this was the same server who had waited(?) on us the last time we were there. Never again.

MY REVIEW: Strong Points for me they are within a couple blocks of my house. We eat here a lot and the food is always good, the margaritas are always good and the service has always been good but not this night.

Weak points, the service this night was bad the waitress never once came to the side of the table I was sitting on and it was as if I didn't exist. We had to request water for me even though everyone else had been served water. There never was salsa on my side of the table.

I will remember her and never sit in her section again!

MY REVIEW: I took family of 12 to this location following a graduation. The limit on reservations is 15--not sure why. I noted that they offered gift with card purchase, but was told that cards purchased (not the gift) could not be used that night. They required a 24-hour waiting period before one could use them. I have been to numerous restaurants during this season and was able to purchase the cards and use them on that visit. I obviously did not buy any. The appearance is they want to insure that you return. I will not. I spent over $200 -- was it going to hurt their balance sheet?

MY REVIEW: I've never been to any other Lupe Tortilla location, but this one wins hands down. I have to drive 15 minutes out of my way, but the gas is well worth it. All of my experiences here have been pleasant. The food is great and if ever there is a complaint (which there rarely is) all you have to do is ask and they go out of their way to help you. The managers especially are very nice and accommodating.

The salsa is absolutely to die for, as are the fajitas. Normally I don't eat a whole bunch of meat, but the first time I went there last year, I got them free as first time customers get them free. Instantly I was in love and I came back for more. Overall I think Lupe Tortilla is fairly priced and has great service.

MY REVIEW: First (and last) visit. Screaming children, cold bland food and service which was non existent. I was totally disappointed with Lupe's and even complained to the manager who didn't really seem bothered. Just said he would give the feedback to his kitchen manager and that was the last we heard. So save your money and look elsewhere, this is one place to AVOID.

MY REVIEW: First time visit to this location and the first visit to any Lupe's in a very long time (we used to visit the original on Stafford, off Hwy 6 before they franchised). We always enjoyed Lupe's but were never thought they were worth the long waits and the crowds (we were always puzzled by its popularity). We've been wanting to visit the new Grand Parkway location for a while now, but those crowds ... Lately we've been pondering why some places (e.g. Lupe's and Ch*uy*s) are standing room only with long waits and others (e.g. La F!nca*s) are half full - is the food that much better?

We arrived at Lupe's on a recent Friday night and was told the wait would be 20-25 minutes (the hostess told and us as well as many other's after us that the wait "could be shorter than that"). Our table was ready 35 minutes later! Now why would any restaurant experienced with crowds tell folks to expect to be seated in no more than 20 minutes or so when it actually take 35 minutes? After ordering it took about 30 minutes to receive our food; twice the waiter came by and told us it'd be out in a few minutes. So after placing our name at the hostess stand we had our plated a little over an hour later.

So is the food that much better than other places so that the long waits and the massive crowds are worth it? Based on this visit, no! First lets discuss the chips and dips; the chips are good, but standard fare. The Red "Salsa" is really a Pico de Gallo but very good in my opinion. The Bean "Dip" (not reslly a dip, simply a bowl of charro beans) is also good a different take. So the chips and salsa were very good and unique (a positive for Lupe's). We ordered the The Original “Big Sucker” Burrito (chicken fajita version) and the Soft Chicken Tacos. The soft chicken tacos were OK, more like burritos to me however. The Big Sucker Burrito was also simply OK; one big fajita burrito about the same total size as the two little taco burritos. Neither was bad, but neither was outstanding. Not sure why the Big Sucker Burrito comes with a huge pile of shredded lettuce and diced onions and tomatoes. You can't put it in your burrito - I guess you make your own salad? Other than the pile of salad fixins neither dish came with any sides at all.

Bottom line: Excellent unique chips and salsa. Fair overpriced food ($25 for one big burrito and two small burritos w/o any sides is overpriced). Certainly not significantly better than the competition and certainly not worth over an hour wait. I also want to point out that I've never seen any other Tex-Mex place where the beef fajita surcharge is so much higher than chicken; if you prefer beef fajitas over chicken fajitas then you'll pay for it.

Will we be back: Yes; at least once more. I usually judge all Tex-Mex places by their fajitas. We'll return and order a fajita platter.

MY REVIEW: This was my first visit to this location, but I've been to a couple others a few times. In the past, Tex Mex combination dinners were so-so. But tonight, at the Pearland store, I ordered the "original" chicken breasts (2) dinner. Though a little small, they were grilled perfectly and covered in white cheese. Sides were just average refried beans & rice. Their flour tortillas are large and very good. What the hot sauce lacks in heat it makes up in flavor and freshness.

Wife had shrimp fajitas. They were grilled nicely, had some char for good flavor. But, for the price, should've been larger.

Others had beef fajitas. I believe this is the way to go here, if you don't mind paying a premium price. But some of the best beef fajitas I've had in a while.

We shared excellent guacamole made table side by our very competent waitress.

This place is not cheap. But beef fajitas may be worth the trip and the price.

MY REVIEW: Don't see what the hype is. Their food is too expensive ecspecially for the amount of food they serve. The lunch portion of chicken I had was the size of an oyster shell! The regular portion...two oyster shells. Crazy! They are stingy with the trimmings for your fajitas...enough for one taco! The only thing good is their chips and sauce.

MY REVIEW: Have been to other Lupe Tortilla's before and the food was as good as we remembered it. The fajitas are the best we've had, although rather expensive at $30 for mixed fajitas for 2! The beans that come with the chips are excellent, but we found the chunky salsa a bit too spicy. Don't know if they'll substitute those beans for the refried beans that come with the meal, but will ask next time. The restaurant is very nicely decorated but also very crowded - went at 1:30 p.m. on a weekday and it was packed. Service was just OK. Not sure it's worth the price but may go back when we're in the mood for some really good fajitas.

MY REVIEW: Won't be going back. Food is good but the service is extremly BAD! Was told the wait for a table was 20 mins. Were seated about 20 mins. later. Waiter took our order. We did not see out food until a half hour later. Also the food was COLD! Asked to see the manager, who did nothing! For the prices they charge, they should treat their customers better. They whole staff has an attitude of "oh well". No wonder, they are not owned by the same people that have the original Lupe Tortillas on Hwy. 6.

Not recommended........

MY REVIEW: strong point is the original location near Hwy 6 and I-10. fun atmosphere and excellent food, Service is sometime spotty, but they are always packed and so the food is fresh, hot and tasty. Excellent chips and fajitas.

Weak point is the Sugar Land location. How is it possible for this location to be so different from the first location? Drive to the original Lupe's, worth the drive.

MY REVIEW: On Saturday we decided to go to Lupe when we arrive they told us it would be 30 to 45 Minutes. After 35 minutes my son check to see how much longer the wait would be they told him that there are two more parties in front of us. After 20 minutes and about 5 or 6 parties called in I went inside and check to see what going on they told me there are two more parties in front of us. I told them it was about 20 Minutes ago you told my son that it was two parties in front of us and about 6 parties already was called she told me that was it take like she did not care. I asked to talk to the manager he came it and showed me the chart or waiting list and showed me that still 10 more mintues left from the time that they told us I brought to his attention that the time was scratched and new time was written in a side and he was so rude and said no it was not scratched and I showed him that he still pretend that it was not so. He keep telling me that he has 20 years experience as a manager, appreantly he did not learn customer service in his 20 years in this business how to treat a customer. I would not ever again to go any Lupe because appreantly this their management style to Lie to people and not treat people right and get away with it. The food was not that good anyway appreantly the quality of food is going down as well.

MY REVIEW: I live within 2 blocks of this restaurant and have been waiting until I lost the holiday weight to try it. I usually go to one of the other tex-mex places named after a fighter but have been disappointed too many times. I was hoping this restaurant would be better and I am happy to say it was.

Stong points, food was very good. Loved the queso with ground beef, the chicken dish was very good and the margarita's were just right.

Weak points, not many really I had to ask for one item but that was it.

We ate out on the patio which was really nice. I am looking forward to going there again.
